Modified bitumen is similar to a built-up roof in that it is composed of asphalt rolls usually three-foot wide but only made of two layers – a base sheet and a cap sheet. The cap sheet (or top layer) usually looks granulated, similar to the granules on a shingle roof, and is often light grey in colour. Some common installation methods include hot-applied, torch-applied, cold-applied, and self-adhered.
Made of hot tar and gravel, built-up roofs are one of the most affordable flat roof systems. They typically consist of three or more layers of waterproof ply sheets, sandwiched between layers of hot tar. These layers are then ballasted by a layer of gravel or smooth river stone for stability and durability. A wear surface of finely-crushed stone granules is usually applied to the top layer of hot tar to protect the roof from UV light and harsh weather.
Typically used in commercial and residential constructions, metal roofs are also popular for residential buildings due to their extreme durability and weather resistance. They are also immune to cracks that affect single-ply roofs. Unlike pitched or sloped metal roofing, flat metal roofs are very functional. It’s much easier to install air conditioners, solar panels, and satellite dishes on metal roofs.
A rubber roof membrane, also known as EPDM (ethylene propylene diene terpolymer), has been a popular flat roofing material for decades. These are relatively lightweight and more durable than other flat roof systems like BUR and Mod Bit. Just like PVC, EPDM roofs are recyclable after their usefulness has been exhausted. Rubber, being naturally dark, absorbs heat and may require light-coloured coatings.
TPO (thermoplastic polyolefin) shares many of the positive characteristics of PVC. It is typically white in colour and made from polypropylene and ethyl propylene rubbers. Due to its white surface, it reflects much of the sun’s heat, hence reducing your cooling expenses. It is quite easy to install and can be either fully adhered or mechanically attached to the roof deck.
PVC is one of the best flat roof materials due to its high-durability and low maintenance. It is also popular for its solar reflectivity and fire resistance. PVC roofs are built from a continuous filament lattice known as a scrim. This is laminated with PVC thermoplastics and other variants like PIB, TPE, and TPO. It is highly flexible, which means it can be easily modified without much effort.

When making a major investment, is there anything worse than being overcharged? Sometimes the addition of many hidden charges makes the roofing cost far greater than the initial estimate the roofing contractors had provided. At AccuSeal, we take the time and effort to fully understand your needs and then prepare a quote. We stand by our commitment and recommendations, which is why the actual expense is not very different from our initial quote.
We believe in getting to the root cause before recommending any roofing treatment. That's why our experts do a thorough interior and exterior roof inspection. This includes finding any water leaks, damp ceilings, or wall watermarks. Our team also checks for damaged flashing or brittle, missing, or wet shingles. We will then offer you a detailed report marking the areas to fix or replace.
At AccuSeal, we strongly believe transparency is the key to building and maintaining trust in us and in our services. Open communication is one of the main reasons our projects continue to result in referrals and calls from previous clients. We keep you posted on the progress of your roof repair or replacement project.
The type of roofing service you need is determined by several factors including weather conditions, exposure to sunlight, foot traffic, and the condition of your flat roof. When you consult with us, we listen to your specific needs and consider your budget before recommending a particular roofing service. We do not charge for initial consultations.

Standing water refers to water that remains on your roof for more than a day or two in moderate weather conditions. If water is still present beyond that, it will permanently destroy your roof and void the manufacturer’s warranty. Sometimes drains can be added at poor drainage locations, or tapered insulation can be added to improve water drainage. If nothing works, replacement is your only option.
When deciding which roofing system is best for your home, consider its unique climate, surroundings, roof underlayment, and local building codes.
There is a 15-year and 20-year version of PVC membrane roofing. What determines the longevity of the roof is the thickness of the membrane. 20-year roofs are typically thicker and more durable than the 15-year version.
